Yes. Sorrentis Asset Management operates under the supervision of California DRE Sponsoring Broker Brad Hilt, License #00581757. Under California law (Business and Professions Code Section 10131), a licensed real estate broker's license is required to engage in property management activities for compensation. What types of properties do you manage?

We manage residential properties including single-family homes, condominiums, townhomes, duplexes, and small multi-unit residential buildings throughout the Inland Empire and Orange County.

How do you screen tenants?

Our tenant screening process includes credit history review, criminal background check, eviction history search, employment and income verification (we typically require gross monthly income of at least 2.5–3x the monthly rent), and rental history verification. All screening is conducted in compliance with the Fair Housing Act, California FEHA, and applicable local ordinances.

How is my money handled?

All owner and tenant funds are held in a DRE-compliant trust account, separate from our operating funds, in accordance with California Business and Professions Code Section 10145. You will receive a detailed monthly statement and prompt disbursement of your net proceeds.

How do you handle maintenance and repairs?

We coordinate all maintenance requests through our licensed, insured vendor network. For repairs above a pre-agreed dollar threshold (typically $300–$500 unless an emergency), we obtain owner approval before proceeding. Emergency repairs necessary to protect habitability or prevent further property damage may be authorized without prior approval per California Civil Code.

What are your management fees?

Our fee structure is transparent and competitive. We charge a monthly management fee based on a percentage of collected rent, plus leasing fees for new tenant placement. Detailed fee schedules are provided during your onboarding consultation. There are no hidden fees.

What happens if a tenant doesn’t pay rent?

We follow a structured, legally compliant process that begins with prompt communication to the tenant. If rent remains unpaid, we serve the appropriate legal notice in compliance with California Code of Civil Procedure. If the issue is not resolved, we coordinate with licensed eviction attorneys to pursue unlawful detainer proceedings on your behalf.

Do you provide year-end financial statements for taxes?

Yes. We provide annual owner statements summarizing all income and expenses for the year, which your accountant or tax professional can use for Schedule E preparation and other tax reporting.

How do I apply for a rental property?

Applications are submitted through our online tenant portal. You will need to provide a valid government-issued photo ID, proof of income (pay stubs, tax returns, or offer letter), and consent to a background and credit check. An application fee, as permitted under California law, may be charged to cover the cost of screening.

How is my security deposit handled?

Your security deposit is held in a DRE-compliant trust account. Under California Civil Code Section 1950.5, your security deposit may not exceed two months' rent for unfurnished units or three months' rent for furnished units. Within 21 days after you vacate, you will receive an itemized statement of any deductions along with any remaining balance.

How do I submit a maintenance request?

Maintenance requests can be submitted through our online tenant portal 24/7. For non-emergency requests, we typically respond within one business day. For emergency repairs involving habitability, safety, or significant property damage, please call our emergency maintenance line immediately.

What are my rights as a tenant in California?

California provides strong tenant protections under the Tenant Protection Act of 2019 (AB 1482), the California Civil Code, and local ordinances. Among other rights, you are entitled to a habitable dwelling, proper notice before entry (typically 24 hours), and protection from retaliation. We encourage all tenants to review the California Department of Consumer Affairs' tenant guide at www.dca.ca.gov.

Can my landlord enter my unit without notice?

Under California Civil Code Section 1954, landlords or their agents must provide at least 24 hours' written notice before entering a rental unit, except in the case of a genuine emergency. Sorrentis Asset Management strictly follows all notice requirements.

What is your policy on renewing my lease?

We will contact you in advance of your lease expiration to discuss renewal options. Any rent increases will be made in compliance with applicable state and local rent control ordinances and the California Tenant Protection Act (AB 1482), where applicable.
